Some landlords need us to simply find them a quality tenant that they can manage, and others want us to take all the challenges away offering them full management services. For our lease only Landlord/Investors: ♦ Advise on preparing the home and pricing ♦ Quality photos for the rental listing ♦ Property is listed on several syndicated rental websites ♦ Property is posted to social media along with videos of the home ♦ Show property to prospective tenants ♦ Screen applicants ♦ Prepare lease agreement/ providing legally required notices (Landlord Tenant Act and/or Lead Base Paint Pamphlet and Landlord Tenant Act - Service Animals) ♦ Collect security deposit ♦ Perform move-in walk through inspection ♦ Collect 1st month's rent/ distribute to owner ♦ Distribute completed lease agreement file to owner
Payment: 75% of 1st Month's Rent (deducted from 1st month's rent prior to distribution to owner)
For our full management Landlord/Investors: ♦ Advise on preparing the home and pricing ♦ Quality photos for rental listing ♦ Property is listed on several syndicated rental websites ♦ Property is posted to social media along with videos of the home ♦ Show property to prospective tenants ♦ Screen applicants ♦ Prepare lease agreement/ providing legally required notices (Landlord Tenant Act and/or Lead Base Paint Pamphlet and Landlord Tenant Act - Service Animals) ♦ Collect and hold security deposit in an Oklahoma based escrow account ♦ Perform move-in and move-out walk through inspection ♦ Collect rent/ distribute to owner on a monthly basis; less monthly payment and any additional maintenance items if necessary ♦ Distribute completed lease agreement file to owner ♦ Distribute any legal notices ♦ Manage maintenance requests ♦ Bi-monthly drive-by with photo of the exterior ♦ Provide both owner and tenant portal access through Buildium website
Payment: 75% of 1st Month's Rent/ Low Monthly Fee/ No Vacancy Fees/ 10% Management Fee for Work Orders/ $100 Lease Renewal
Add On Options: $150 Additional Inspections/ $45 Replace Air Filters Every 2 Months/ $65 Handyman Services (additional 10% management fee for work orders waived when inhouse handyman is used)
