Tenant Need to Know Information


Thank you for your interest in renting a property with Surplus Sixty Properties! We are proud to offer some of the highest quality rentals in Tulsa and surrounding areas. Our expert staff can assist you with finding the ideal location for your rental needs.

We have streamlined the process to facilitate providing quality rentals to qualified applicants as quickly as possible. In order to achieve this, we ask that you submit fully completed applications and provide all of the required documentation and information as accurately as possible.


Application Process:
1. Each person over 18 intending to occupy the property must provided a completed application and pay the $45 application fee. Each person will have a credit check, a nationwide eviction search, and a nationwide criminal search performed. Unfortunately, there is no exception to this.
2. Each person intending to use their income to qualify must provide one (1) most recent income verification. Paystubs or personal bank statement showing deposits may be used.
3. Each person applying must provide a legible, clear copy of picture ID.

4. Once everything is received for everyone in the party applying and the required application fees have been paid, we will begin processing the applications in the order in which they are received. (Incomplete applications will not be processed).
5. Completed applications will be presented to the owner of the property for final approval.
6. Once final approval is received, the applicant will have
three (3) days to remit security deposit payment in the form of certified funds and sign the lease agreement. At that time you will also receive a copy of the Landlord Tenant Act.


Minimum Qualifications (Qualifications may vary based on property owner preferences):
 The credit score should be at or around 600 or higher. (Depending on the reason for a lower credit score there may be an exceptions). Any credit score with multiple past due or late paid lines of credit will be disqualified.
 Occupancy is limited to 2 people per bedroom.
 Household income must be 3x the monthly rent.

Other Requirements:
 Pets are only approved with owner approval. Each owner dictates acceptable pet fee. Owner's hold the right to decline pets at any of their properties to preserve their investment.
Service Animals and Emotional Support Animals (ESA) are only accepted with viable and accurate documentation per the law. 
All documentation must be obtained by a local medical professional, mental health profession or such. No online sources will be accepted as they do not align with federal and state law and legislature regarding the matter
Rent is always due on the 1st of the month. Should you move in any other day than the 1st, rent will be prorated and paid the following month. 1st month's rent is always paid as a full month's rent.
Persons with rental evictions or owning money to a previous landlord will not be considered.
Surplus Sixty Properties does not accept co-signers unless it is a requirement of the landlord after application review.
